Who an incubator or virtual office suits
- Founders and companies starting out who need a business address or a desk.
- Startups exploring MISA's entrepreneurial registration through an incubator.
- Companies that want workspace while they plan their own leased premises.
Who it is not for
- Shops, warehouses, workshops and other premises that serve customers or hold stock. These usually need their own leased premises and a Balady licence.
- Anyone looking for an address only to obtain a visa or iqama. We work with companies, not visa or iqama requests.
How our incubator and virtual office service works
- 01
Tell us what the address must do
An address may need to work for the CR and National Address, the bank, a Balady licence or MISA. On a first call, our team asks which of these apply to you. Each has its own requirements, so we check them before you commit.
- 02
Choose workspace or a business address
We offer a place in an incubator setting for startups, and a business address for companies that do not need a desk yet. Clients have used both as part of setting up their company.
- 03
Check the address paperwork
Banks expect a Saudi Post National Address certificate tied to an Ejar-registered lease. A Balady licence also needs an Ejar lease and the building's completion certificate. We confirm whether the address and its paperwork meet your licence and bank requirements.
- 04
Consider the incubator route to MISA
Innovative startups can apply for MISA's entrepreneurial registration with a support letter from a Saudi university or accredited incubator. Residents also need a no-objection letter from their employer. We tell you whether your plan fits this route.
Platform: MISA Electronic Services Portal (entrepreneurial registration)
- 05
Use the address through setup
The address then supports company formation, the bank account and the registrations that follow. Our team handles those steps alongside the address, so the details match across each platform.
Platform: business.sa, National Address, your bankTime: Varies
- 06
Update the address when you move
The CR is valid nationwide, so a move needs no new CR. The National Address is updated on business.sa with the CR annual confirmation, which can be filed early. A foreign-owned company must tell MISA within 10 working days.
Platform: business.sa and MISATime: Within 10 working days for MISA (MISA Investor Guide)
Documents for a virtual office or incubator place
What we ask for depends on how you will use the address. Usually:
- Your CR, or your formation file if the company is still being set up.
- ID for the owners and the general manager.
- The activities on your CR, so we can check what the address must meet.
- For MISA's entrepreneurial registration, a support letter from a Saudi university or accredited incubator.
- An employer no-objection letter, if you are a resident applying through the entrepreneurial route.
Banks, Balady and MISA each set their own address requirements. We confirm whether the address meets your licence and bank requirements before you commit.

Our fee
Our workspace and address fees are quoted after a short first call, once we know how you will use the address. We always show them separately from government fees.
Government fees checked on 22 October 2026 against the sources listed below. The Ministry of Commerce fee page refers to branch CR data, and law firms read the same fees as applying to the main CR. MISA publishes no fixed fee amount, so we do not quote one.
What changed in 2025 and 2026
The MISA entrepreneur licence is now entrepreneurial registration
Since February 2025, foreign investors register with MISA instead of obtaining a licence. For innovative startups, the route is entrepreneurial registration. It needs a support letter from a Saudi university or accredited incubator.
CRs no longer expire, and the National Address is confirmed every year
Since April 2025, CRs no longer expire. The company confirms its CR data every year on business.sa, including the National Address. The CR is valid nationwide, so moving region needs no new CR.

Virtual office and incubator questions
Can I use a virtual office as my CR address in Saudi Arabia?
It depends on your activity, ownership and bank, because no official rule settles it. Banks expect a Saudi Post National Address certificate tied to an Ejar-registered lease. We confirm whether the address meets your licence and bank requirements before you commit.
What is the difference between an incubator and a virtual office?
An incubator gives a startup workspace and support, while a virtual office gives a business address without a desk. In Saudi Arabia, Monsha'at licenses incubators, accelerators and shared workspaces. Its accelerator programmes run 3 to 6 months and include workspace, grants and investor access.
Does a virtual office work for a foreign-owned company?
We check it case by case, because no official rule covers it. A foreign-owned company also has MISA duties tied to its location. It must tell MISA about a location change within 10 working days. We confirm the address against your MISA, licence and bank requirements.
Can an incubator help me register with MISA?
An accredited incubator can, if your startup qualifies for MISA's entrepreneurial registration. MISA asks for a support letter from a Saudi university or accredited incubator. Residents also need a no-objection letter from their employer. We tell you on a first call whether your plan fits.
Do I need a Balady licence if I use a virtual office?
It depends on your activity, because a Balady licence is tied to a physical premises. The application needs an Ejar-registered lease and the building's completion certificate. We confirm case by case whether your activity needs one.
What happens when I move from a virtual office to my own premises?
Your CR stays the same, because it is valid nationwide. The National Address is updated on business.sa with the CR annual confirmation, which can be filed early. A foreign-owned company must also tell MISA within 10 working days.
How much does a virtual office cost with your team?
We quote it after a short first call, because the price depends on how you will use the address. We do not publish fixed prices. Government fees, such as the CR annual confirmation, are shown separately.
